A former York supermarket would reopen as a McDonald’s if plans get the green light.

The fast food restaurant wants to open a branch at the former Iceland store on Fulford Road.

It would open from 7am till 11pm seven days a week and create 45 full time equivalent jobs.

Under the plans, there would be changes made to the 735 sq m (7,911 sq ft) store to create a takeaway and restaurant with about 110 covers.

The existing main entrance would be removed and replaced with new doors. There would also be a new entrance created on the east side of the building and new glazing added.

Other changes include timber cladding, a new canopy and fencing “to create a secure compound”.

“The new restaurant proposed at Fulford Road would serve residential areas on the south side of York, including Fulford and Heslington (including students at the University of York),” a planning document states.

“In doing so, it would enhance the accessibility and availability of quick service restaurants to the local population in these areas, and reduce the need to travel (including by private car) to similar facilities elsewhere.”

A transport statement says “there are ample facilities to accommodate pedestrian, cycle and public transport trips to and from the site”.

Two car parking spaces would be removed to create an improved entrance for pedestrians. Three spaces would be reserved for food couriers.

The report says: “The traffic generation associated with proposed restaurant / hot food takeaway use will be similar to the existing use in traffic terms.

“There will be a minor uplift in parking demand, however, there is sufficient parking across the wider site to accommodate. Furthermore, a reasonable proportion of the trips will be linked with the Aldi, therefore, already visiting the site as a current trip.

“The shared car parking area comprises a total of 107 spaces, including six disabled bays and 12 parent and child bays.”

The planning statement says that the neighbouring Aldi supermarket operates the car park lighting on the site. McDonald’s is to ask Aldi to extend the lighting times to match the restaurant’s opening hours of 7am-11pm.

Proposed location

It says a car park occupancy survey will be carried out and submitted to the council once completed.

A noise impact survey has also been carried out at the site. A report says that “the highest predicted plant noise levels will be outside the upper floor windows of 5 Maple Grove but will be no higher than 36 dB”.

It also says that traffic noise, both late at night and early in the morning will “fall well below” the criteria for adverse impacts.

Under environmental considerations, planning documents says staff will undertake three litter patrols every day.
