Shops, cafés and more than 700 homes – £200m masterplan for York gasworks site unveiled

A £200m regeneration of the former gasworks site was unveiled today.

It will see the former industrial land on Heworth Green transformed with 710 homes, plus shops, cafés and space for community use.

Developer Moda Living and Apache Capital Partners have partnered with North Star Investment Management to on the scheme.

Of the homes 450 of which would be designed for rent and owned and operated by Moda, which describes itself as “a leading lifestyle experience brand delivering and operating next generation neighbourhoods to rent, with spaces to live, places to work and people to play”.

A further 260 would be developed by North Star for sale, subject to the scheme receiving planning permission.

Five year tenancies

Moda will provide around 20,000 sq ft of amenity space including shared lounges, health and wellness zones, communal workspace, roof gardens with views of York Minster and dining areas.

The Moda apartments will range from studios to three-bedroom homes. Both long-term tenancies of up to five years and flexible contracts with no fees or deposits are part of the scheme

Residents can pay bills and organise social events through the myModa app, which doubles as a digital door key.

Managing director of Moda Tony Brooks said: “With our partner Apache Capital, we have a proven track record of delivery, with developments under way across England and Scotland, and we are committed to delivering the site with our partner North Star.”

Richard Jackson, MD at Apache, added that “regeneration sites like Heworth Green, where we can help shape the future of a whole area, sit perfectly within our acquisitions and longer term operational strategy”.

The Heworth Green masterplan was designed by York-based DC Architecture and will be discussed at a public consultation on 6 March.

James Thorn, founder of Tenancy Stream said: “We’re excited to see Moda Living invest in York, following their successful developments in Leeds and Manchester.

“The introduction of their Moda Living product to York will help continue the transformation of York into a hub for creative professionals. We expect this to increase properties values in York.”
