York fish and chip shop set to become flats

Plans are in to turn a York chippie into two flats.

And the application would also see two new flats built in a new building at the same address.

The proposal would see the current Jim Collis Fish & Chips on Saxon Place, off Dodsworth Avenue, converted into living accommodation.

A planning report says: “The site is located in the well-established residential area of Heworth, benefiting from excellent access to public transport on Dodsworth Avenue and within a comfortable twenty-minute walking distance to the York city walls.

“The proposals are to change the use of the takeaway and its associated living accommodation to two two-bedroom apartments , with minor external alterations to facilitate this, in addition to the erection of a two-storey building to provide a further 2no one-bedroom flats.

“This proposal follows successful precedents in the immediate vicinity, where commercial premises have been converted to residential flats in recent years, including 1 Saxon Place and more recently 6 Saxon Place.”

The application, by Linda Collis, says all new building materials would match the existing ones.

The plans add: “The proposed conversion is expected to have a positive impact on local traffic compared to the previous takeaway use, which generates higher traffic volumes during peak hours due to customer visits and idling take-away delivery services, as well as regular deliveries of ingredients and consumables.

“We submit residential use will result in a net reduction in vehicular traffic as a result.”
